Not gold related but plenty of people on here are also into fishing hunting camping 4wd etc. hence this question. My son and i (and a group of others) are looking around for a CHEAP bush block (not fully cleared or cleared at all), 15-20 acres that backs onto state forest within about 1.5 hours of Melbournes northeast. Up around back Eildon, Baw Baw, Neerim, Narbethong etc would be ideal. We're looking at somewhere we can build a weekend shack and use it as a hunting, dirt bike, fishing and just weekend getaway base for us and extended relos.
I'd appreciate any thoughts on the best websites to see what's available or heads up on any properties anybody knows about.
Thanks in advance all.

There's been one asvertised at narbethong for nearly 2years next to the main road with the bush out back nearly opposite the garden statue store.
Some areas are getting expensive here, I'm sure they are only going to rise in price over time as the population expands more as it already is every soo quickly. Probably a bit more free to do what you want further north east you go, but may be dry. Gold n gems are about there too

I'll check it out Atom, thankyou. We'd prefer very remote if we can, we've all got capable 4wds so access isn't a problem so long as the whole block isn't vertical. There's plenty down around Omeo etc but we want something close enough for regular weekend visits.

Hey Scrounge, I can't help you out on any properties down "mexico" way :)

I can say though, through experience, living on the border of a state forest can have its pitfalls.

The main one being, that anyone has access to your boundary fence at any time of day or night.

Other problems stem from there IMO.

Just my cupla cents worth and not trying to discourage you (cause it sounds like a great plan)

Cheers,

Billy.

Yeah, i appreciate that Billy and it's a valid concern. But i suppose we're hoping to get somewhere very remote. And if that is the case even people wanting to come in via the other boundaries wouldn't really have a problem if they were that way inclined.

I've been looking at that one grubstake but hoping to find something under 100k. That's the biggest problem, finding anything within reasonable driving range starts getting a little steep $ wise for just a weekender scrub block. Plenty of scrubby stuff up around the GT but too hot and dry and too far from the trout rivers.
Thanks mate.
I was hoping somebody might know of a website specialising in rural bush blocks etc that someone on here may know about. I haven't found one hence my original question.

Ill drop into the local real estate monday when they are open and see if I can find any info at all, even to give you a rough with prices and info. Just costs soo much now to get what you really want..

There used to be such websites, 10+ years ago when I was looking for something similar here in WA, but none of those are still going. Here are some of the things that I learnt while searching that may assist you:

1. Real estate agents have little interest in listing cheap, bush blocks, especially if they are relatively inaccessible. They see it as not worth their time when bigger commissions are available for more-easily sold properties. Don't expect much help beyond a mud map - the agent I eventually bought through had never even found the property when he went looking for it for another client!

2. Cheap bushland often never makes it online, so old-fashioned searching methods are necessary: newspaper classifieds (worked for me!); local real estate agent windows/counter brochures; Trading Post/Quokka weekly buy/sell papers; classified adverts in 'hippie' magazines.

3. Time spent ferreting around at potentially desirable locations is well worthwhile, IMHO - the more blocks you look at, the more you become expert in prices, features, potential negatives, etc. I used to dedicate my weekends to the activity, researching the internet during the week, driving to a selected country town early Saturday, cruising the local RE agents on Saturday morning then viewing properties Saturday afternoon and all day Sunday, with Saturday night spent in a local hotel/motel/B&B. It was good fun and I saw all sorts of places and met some very interesting people along the way. When I eventually found a block that ticked all the boxes, I was immediately able to compare it to a dozen or more others I'd seen and quickly make an informed decision to buy it.

I hope some of my experience helps - good luck with your search.

I like your idea Scrounger however a remote block 1.5 hours that's Nth East of Melbourne isn't going to come with a 100K price tag imo. I hope you find one nothing like a good hut close to good water.

Yes, we may be dreaming RM, but worth looking. Maybe a smaller block surrounded on two or three sides with state forest?
Thanks also Atom and very helpful advice grubstake. I'll keep everyone posted if and when we find something. :)
